Il committente ha voluto un progetto ecosostenibile per questo piccolo complesso residenziale di 34 appartamenti sulle prime colline. Il giusto rapporto con il sole, l’affaccio di tutte le abitazioni verso la rocca di Bertinoro e l’adattamento alle condizioni di pendenza del suolo hanno determinato la forma dell’architettura. Gli edifici, molto protetti a nord e a ovest, si aprono verso la campagna a sud e a est, sfruttando il dislivello per creare ingressi e terrazze a più livelli; i collettori solari sono integrati nelle coperture e contribuiscono al bilancio energetico delle abitazioni.

 

The client wanted a sustainable project for this small complex of 34 apartments on the hills of Bertinoro. The shape of the buildings was determined considering the right relationship with the sun, the view towards the fortress of Bertinoro and the steep slope of the site. The houses, with only a few windows on the north and west sides, overlook the surrounding countryside towards south and east, with entrances and terraces on different levels to take advantage of the slope; solar panels are integrated into the roof and contribute to the overall energy balance.

Il progetto è parte del più ampio programma di riqualificazione del pastificio Ghigi. Nell’area è stato realizzato un parcheggio pubblico per 168 posti auto, interrato su due livelli. La copertura del parcheggio è stata sistemata con vasche d’acqua e spazi verdi, ed è attraversata dalla passeggiata che collegherà il parco fluviale al parco collinare.

 

The project was part of the Ghigi renovation program and included a public underground parking, on two levels, with 168 parking spaces and a public area provided with pools of water, green spaces and a pedestrian path which connects the river park to the hillside park.

Il grande centro termale, realizzato negli anni ’30, è stato interamente ristrutturato per realizzare un albergo di 65 camere ed un centro termale–benessere. La facciata monumentale in finto travertino e i saloni di ingresso sono stati restaurati, mentre gli altri spazi sono stati adattati alle nuove esigenze funzionali e di confort. Il vasto spazio seminterrato, già utilizzato per servizi, è stato interamente trasformato come centro termale e benessere, creando condizioni di luce e di trasparenza dal nuovo ingresso al parco sul lato opposto. La piscina termale e la palestra sono nuovi corpi aggiunti, sfruttando la configurazione planimetrica dell’edificio; sulla loro copertura sono ricavate due ampie terrazze accessibili dal soggiorno e dal ristorante dell’albergo.

 

The large thermal center, built in the 30s, was completely renovated to create a hotel with 65 rooms and a spa and wellness center.

The monumental façade decorated with artificial travertine, the entrance and the main halls were restored, while the other interior spaces were adapted to the new requirements of functionality and comfort. The vast basement space, originally used for services, was completely transformed into a spa and wellness center, creating conditions of light and transparency from the new entrance to the park on the opposite side. The extention on the lower level houses the pool and the gym, providing also two large terraces accessible from the living room and from the restaurant on the first level.

Il lungomare è stato completamente riqualificato con una nuova pavimentazione, il rifacimento dei sottoservizi, della pubblica illuminazione e del corredo verde. La sede stradale è stata ristretta per ampliare i marciapiedi, creare una pista ciclabile, e un numero limitato di parcheggi. Il disegno della pavimentazione, pur differenziato per le varie funzioni, ha ridato unitarietà allo spazio della strada. Il progetto è completato da una piazzetta pedonale, arricchita da un gioco d’acqua.

 

The waterfront was completely restored with a new flooring and public lighting, the planting of new trees and the renovation of underground utilities. The roadway was narrowed to widen the sidewalks, creating a bike path and a limited number of parking spaces. The design of the pavement, although distinguishing the different functions, managed to give uniformity to the whole street. The project is completed by a small pedestrian square, enriched with a pool of water.

L’area del nuovo asilo è in collina, per cui l’edificio si adatta alla pendenza del terreno, realizzando la zona servizi su due piani: gli spazi di dispensa, lavanderia e magazzini al piano basso con accesso carrabile, mentre la cucina, gli spogliatoi e gli spazi per il personale sono al piano superiore, al livello degli altri locali. Un ampio spazio di soggiorno, aperto su un vasto loggiato a est, collega i servizi con le tre sezioni del nido: queste si affacciano a sud e direttamente sul giardino, con un porticato per ottimizzare il rapporto con il sole.

 

Taking advantage of the sloping site, the service area was arranged on two floors: pantry, loundery and storage at the lower level facing the driveway, kitchen and other spaces for staff upstairs at the same level of the classrooms. A spacious living room, facing a wide porch on the east, connects the services area with the three classrooms facing the garden towards south and protected by a cantilever roof in order to optimize the relationship with the sun.

L’intervento si colloca in un’area adiacente al centro storico, caratterizzata da un’ edificazione compatta a filo strada ma alquanto disomogenea dal punto di vista architettonico. Il progetto ha completato il fronte sulla via principale, e ha realizzato, con l’edificio esistente ristrutturato, un complesso ad U attorno ad una corte centrale.

 

The project site is located near the historic center, in a urban context with buildings aligned along the street but incoherent from an architectural point of view. The project completed the front on the main street, and arranged the new buildings in order to form, together with the existing building renovated, a U-shaped complex around a central courtyard.

La ristrutturazione del reparto lungodegenza ha permesso di realizzare standard adeguati di qualità e vivibilità del servizio, riducendo. il numero delle stanze, ora più ampie e funzionali. Sulla copertura sono stati realizzati nuovi ambulatori. L’intervento ha consentito di dare alla clinica una nuova immagine esterna, caratterizzara dalla nuova pelle in zinco-titanio.

 

The refurbishment of the long-term hospitalization ward allowed to reach higher standards in terms of sanitary service and dwelling comfort. The number of rooms was decreased in order to provide more space and light for each patient. A zinc-titanium cladding was used to distinguish the new extension from the existing parts.

L’edificio si apre verso la campagna a sud e verso il fiume a est, per sfruttare l’apporto solare d’inverno e proteggersi con ampi loggiati in estate. La scelta di una abitazione ad alta efficienza energetica si è tradotto nella grande attenzione all’isolamento di tutte le componenti del fabbricato e nelle soluzioni impiantistiche (VMC, pompa di calore, produzione di energia termica ed elettrica). L’edificio è in fase di certificazione Casaclima in classe A.

 

The building features large windows on the south and east side towards the countryside and the river, in order to take advantage of the solar gain in the winter, protected by large balconies in the summer. The choice to build a high energy efficiency house led to pay great attention to the insulation of all parts of the building and also to the utility systems (ventilation, heat pump, the production of heat and electricity). The building is undergoing certification Casaclima in Class A.
